A commercial shop can pay two to three times what a residential flat of the same size pays the usage type matters more than the square footage.
The rebate that most people miss
Pay your full annual tax within the first quarter of the financial year and GMC knocks 10% off the “early bird” rebate. There’s also a separate 2% discount on selected online payment gateways, which can stack with the early bird rebate depending on how you pay. Miss the due date instead, and it works the other way: 1.5% interest per month, which works out to 18% a year, added on until you clear it.
How the calculation works
- Gross Annual Tax = Plinth Area (sq ft) × Rate per sq ft
- Early Bird Discount (if paying on time) = Gross Tax × 10%
- Net Payable Tax = Gross Tax − Discount
Worked example 1,200 sq ft Residential RCC flat
Plinth Area: 1,200 sq ft
Rate: ₹3.50/sq ft
Gross Tax: 1,200 × ₹3.50 = ₹4,200
Early Bird Discount (10%): −₹420
Net Payable Tax: ₹3,780/year
Now a 500 sq ft commercial shop, paid after the due date:
